I'm really enjoying seeing development in around Rundle Mall, this kind of development adds people to the area and opens up the locality to tourists.

If we could get a savvy council and state government Adealide could finally have a vibrant CBD - hopefully the Riverbank goes a longway towards this.

In conjunction with the upgrade of Franklin street, you may actually have a corridor of activity from Rundle Street to Gouger Street - which would be fantastic to have.

I'm guessing because there is a major bus stop out the front, they could be waiting for Rundle Place to be completed as the bus stop there has been temporary relocated up further along Grenfell Street.

It could just be repositioned again further towards that park with the bone sculptures in it.

I'm really excited by this development now that I think about it. It's a good design, open to the street. It looks like it will make Twin Street more inviting and being a hotel will generate lots of after-hours foot traffic, meaning more nightlife for the area. Being right next to Hindmarsh Square and a stone’s throw from the Mall are added bonuses.

It's also a big vote of confidence for a developer to back another hotel proposal given there's three other large hotels in the pipeline.

Yep, the camera shop, vacant shop (with "Maternity wear" signage), Derringers music shop, and the costume shop on the corner of Twin St.

Hines Property announces new $65m hotel for Adelaide CBD

Hines Property, has today lodged plans for a 17-level $65 million hotel development on Grenfell Street in the heart of the Adelaide CBD.

On completion the hotel will include 300 rooms and suites, together with food and beverage facilities, conference and meeting space, guest lounge and business facilities, and a fitness centre.

To be located at 122 Grenfell Street on the corner of Twin Street adjacent the historical Adelaide Arcade and Gays Arcade, the hotel will be just metres to Rundle Mall – the main shopping strip of the CBD.

Hines Property is currently in advanced negotiations with an international operator to manage the hotel, with an official announcement expected soon.

The hotel marks the fifth major development undertaken by Hines Property in the Hindmarsh Square precinct within the Adelaide CBD having recently completed the nearby $100 million Crowne Plaza Adelaide hotel and the adjoining $50 million 20 Hindmarsh Square apartments complex. Hines Property also developed the $70 million Conservatory on Hindmarsh Square, the $30 million Domain Apartments development and the $50 million Mantra on Hindmarsh Square serviced apartments development.

Grenfell Street has become the focus of CBD development in recent times with over $500 million worth of projects, including the Rundle Place retail and office development which is currently under construction, and Hines Property's national award-winning Conservatory office and residential development.

Hines Property Managing Director James Hines said: "Major government investment in key tourism infrastructure assets helps underpin the commercial case for this hotel. The Adelaide Oval upgrade which will bring AFL to the city nearly every winter weekend and the expansion of the Convention Centre are important catalysts for the future development of this city. Adelaide hotels are already running at very high occupancies mid-week due to strong corporate demand, and we expect this to further increase when additional major projects come online."

The 122 Grenfell Street development is expected to create more than 200 jobs during construction and then 80 permanent positions once the hotel becomes operational.

Works are planned to commence on site next year with the hotel to open its doors in 2014.

Gotta say that Hines Group do have an impressive track record of actually getting proposals off the ground and built, hats off to them. Gives this one a better chance of going ahead than if it was being handled by most other developers. Given the $65M price tag looks like a 4 star hotel.

Nothing overly exciting, but an inoffensive tower and adds to the CBD density. Everyone complaining when a tower is only 10-20 levels should remember that the more of these "small" projects suck up the low hanging fruit of available land, the more future projects will have to head skywards out of necessity.

This is exactly why I like this. Yes it's boxy and not as edgy compared to say 123 Flinders Street, though it's still a very modern attractive design.

The bad part of this development is the popular and quirky Jade Monkey nightclub could be bulldozed to make way for the new hotel. Nevertheless this will do wonders for Twin Street which in a dire need of a revamp.

I'd like to think it's because after a couple dozen times explaining the fact that a property boundary cannot have windows because it's a fire hazard that eventually people would understand why, and not whinge about it.

If that's the case, then I hope this proposal never gets off the ground. The Jade is vital for for the local live music scene, and is by far the most interesting place on Twin St.
