That cost seems a little low, but there's no context for where the cost comes from and this is really just one tower that splits into two sections. Despite being "two towers" it seems like it would have a lower floor area than something like the new Sofitel.

Yeah but Realm didn't cost $36m and Central Arcade not built yet to judge
By AAA I mean Barrangaroo type world class quality although yes , Realm is very good.

Obviously it's a few years now since Realm was announced, but wasn't that announced as a $100 million build? Doesn't seem terrible for a tower 3/4 of its height to have 3/4 of the cost if so.

Realm looks nice. But let's be honest, that's by Adelaide standards and there isn't much else to compare it to here.
We're starved of quality tower designs. Globally it wouldn't really stand out as much as it does here.

I think it's more the approval that's important here - as this proves the current height limits based on air traffic are not set in stone.

Maybe someone can correct me on this, but I recall that the planning fees for a development application correspond to the value of the development. This might explain why developers always try to quote the lowest price possible, even if it doesn't correspond to the actual cost of building the development.

Correct, however it is a bit obvious it is a flawed system.

It should correspond to the size of the size of the development so something like the gross floor area of the proposal.

I'm just pulling figures out of thin air for arguments sake, so hypothetically something like $10 per square metre for a 30,000sqm development would equate to $300,000 in planning assessment fees.

For a rough ballpark comparison for two buildings where the floors are regular and repeat most elements it seems a lot less stupid than trying to compare a residential/hotel tower to a state of the art medical facility but you do you.

And we were comparing two projects of primarily the same purpose
