This must be about the 10th application for this site. This time the application includes the building next door. I hope eventually something will be built on it. A couple of extra levels this time. Same architects as previous applications : David Dawson Architects.

Bet the DAP think it's far too tall for KWS - or too short - or too bland - or too glitzy - or too whatever...
Hope someone finally builds something on that site.

Luckily this project will most likely cost more than $10 million.

Good to hear it is not all dead. Hope the new bldg is not like the last - that WAS bland and unremarkable. The hotel design preceding it was far better.
Looking forward to seeing something happen there. Height limit 40m there????

Is there still an problem with the Caledonian bldg or is it, by inference of the application, no longer an issue?

Probably for the best. That facade is one of the few worthy ones of heritage keepsakes remaining in the City's South.

I thought this was dead - (as I said in one other post). 7 floors now - better than nothing I suppose. So many bidg proposals asre dumbed down. I understand how you guys get to feel about this pattern.

Surprise the ACC is expected to refuse this devlopment at Mondays ACC meeting even though they acknowledge it is NOT at serious varience with the devleopment plan. This site has had numerous proposals and just needs to be developed. the council should be doing everything in their power to make the development of this site happen IMO! If they hadn't stuffed around with the approval process for the previous applications perhaps we would not have this dumbed down version being proposed to comply with the development plan that rejected the last proposal and looks to do the same for this one.
I would recommend the developer goes back to the drawing board and proposes something of greater height, greater density, greater design and a greater cost to ensure it's eventually assesed by the DAC.
RECOMMENDATION
That the development, the subject of the application from Colangelo Group to retain the facade
and construct an eight (8) storey serviced apartment building at 377?379 King William Street,
Adelaide SA 5000 as shown on plans designated DA/867/2011 is not seriously at variance with the
provisions of the Development Plan but is REFUSED Development Plan Consent for the following
reasons:
? The proposal fails to meet component (a) of the Mixed Used Zone and (b) of the King William
Street South Policy Area desired character in that it does not provide a high quality new
building.
? The proposal fails to meet King William Street South Policy Area Principle 1 in that it does not
strengthen the desired character for the Policy Area.
? The proposal fails to meet King William Street South Policy Area Principle 3 in that the design
and materials do not acknowledge the surrounding areas

I am not too concerned that this is being refused, as it is no great loss. The proposal looks cheap and really bland.
What infuriates me are the reasons given for refusal, namely: "The proposal fails to meet King William Street South Policy Area Principle 3 in that the design
and materials do not acknowledge the surrounding areas". This heritage forcefield currently espoused by the development plan is a huge barrier to architectural innovation in our city, and needs to be removed ASAP!

An interesting design "feature" of this building is that the roof is going to be constructed of reinforced concrete to allow for extra levels to be added at a later date. Not something we see a lot of in Adelaide.

It's a good use of an existing heritage structure that otherwise is slowly rotting away. Serious loss.
