THE $190 million redevelopment of Tea Tree Plaza, which was tipped to create 2000 jobs, is in limbo.

Westfield spokeswoman Julia Clarke last week said the company’s 2006 development approval to add 95 shops to the centre had lapsed.

However, she said Westfield and the plaza’s owners, AMP, were ``working on further developing the scheme’’.

Ms Clarke would not comment on the reasons for the delay or say when work would eventually start. She said the company would first need to lodge a fresh development application with Tea Tree Gully Council.

The original plan, approved by the council in October 2006, would have created an extra 13,000sqm of floor space at the centre, with a food court forming the hub of a new two storey area.

A four storey car park was also set to be built, resulting in an increase of more than 800 parking spaces.

The work was predicted to create 1350 construction jobs and 650 ongoing jobs at the centre.

Under the plan, the existing Woolworths supermarket would have moved from the ground floor of Tea Tree Plaza to the expanded shopping centre. Harris Scarfe would have then moved from its Tea Tree Plus site to the one vacated by Woolworths.

Entry points on Golden Grove Rd, North East Rd and Reservoir Rd would have been moved or altered under the new layout.

This would be very welcome. I live on North East Road and have to drive along the traffic light riddled straight everyday. I fail to understand how the governments let the 2 shopping centre only traffic lights be installed in the first place. They may be major centres, but there are the other entrances that do not impede on traffic flow on the surrounding main roads. Westfield needs to have some better carpark traffic flow. Yes this may meen not having parks along the main (carpark) thoroughfare that runs along the main northern entrance (underneath hoyts).

As in making further changes for the better to TTP or further developing their business structure in the GFC....?

Why does it say 130,000sqm in the title?

It should say 108,000sqm (108,269m2 to be exact), currently its 95,269m2

This will come as no surprise to anyone, but the expansion plans for all 3 Westfield centres in SA are on hold indefinately at the moment (probably until more favourable or at least more stable and predicatble economic circumstances become evident).

Shame really because the expansions in themselves would help stimulate growth a bit on a local level, providing several hundred construction and related jobs and then several hundred retail and related jobs.

However one thing Westfield is always very careful of is ensuring that all its shops stay occupied. They don't like empty spaces! Therefore unless they can confidently lock in tenancy agreements for all the new shops in a proposed development, they will not go ahead. Therefore the most likely reason for the delays is that they have not so far found enough tenants willing to commit to leases in the expanded centres.

Just noticed that the Optus store & Medibank Private have relocated. Also, I predict Caffe Bongiourno will be relocating to Golden Grove's former Red Rooster!
There could possibly be a rumor that Geoffrey Giraffe, the Toys R Us mascot could be put up for auction soon! :|

I wonder if this store will last considering the new one at Gepps Cross opening up soon.

Maybe I'd start something purely on the new stores opening in Tea Tree Plaza.

So in recent months we have had:
Carbon
Motoquipe (new location)
Harris Scarfe (relocated from Tea Tree Plus)
Medibank Private (relocated from Tea Tree Plus)
Optus store (relocated from Tea Tree Plus)

Anything else opening or relocating, let me know!

Went past Tea Tree Plus today and the front is now being painted. The rear was painted last year.
The upgrade should start 'bout soon!
Has anyone checked lately?

I don't think so, I live in that area and no news has been in the gully grapevine (let alone the messenger) for months now. Waterworld's renovation is well underway though :D

The AFL store is having a 'closing down sale', though I'm unsure as to whether it's a real one.

What's happening with the empty plot near Harris Scarfe? Last time I was there it boards said something that pretty much amounted to "Coming Soon: A Store"

Those are generic signs they put up when they don't have a new tenant committed to the store yet. Often they then put in a temporary tenant until they can find a permanent one.
