SALES of apartments in the Adelaide central business district (CBD) have doubled in the past year, pushing prices up by more than 6 per cent.
Developers say the new figures reflect a buoyant CBD market. SA State Government September quarter figures show the median price for a city apartment and unit is $269,000 – 6.53 per cent higher than the $252,500 12 months ago. In comparison, the median house price across metropolitan Adelaide grew by only 3.64 per cent.
There were 113 CBD apartment and unit sales in the September quarter – up from 56 at the same time last year.
David Yu, 21, has bought a two-bedroom apartment at The Palais Apartments under construction on North Tce.
He said the city lifestyle was attractive. "Everything is close by and convenient," he said. Michele Alexandrou, from Professionals Apartments and Residential Projects, is handling sales at The Palais and at Alpha Apartments in Frome St.
"The higher petrol prices has really made a difference to the CBD apartment market and the city council has also done a lot to make the city more residential-friendly," she said.
Apartments in the Palais development start from $210,000 and a quarter of the 100 apartments has been sold.
Real Estate Institute of state president Mark Sanderson said the city was the "perfect spot" for apartments. "People love the lock-up-and-go convenience that apartments offer," he said.
Hines Group director James Hines said the CBD figures reflected "an upswing in apartment sales in the city".

A complex of residential, office and retail spaces on Gouger street well rejuvinate teh precinct says Adelaide counciller Richard Haywood. THe redevelopment at 179 - 207 Gouger St was approved by the councils development assesment panel last night and will replace BEA Motors and Acrilix Plastics. There will be underground parking for 135 cars.
... first I have heard of this project, anyone have more information i.e. renders... Its a pretty big site being being 179-207, so will be significant project, but would love to know what is gonna be built. Howie, is this by any chance that 'massive' project that you mentioned in the precinct thread?

The whole lot was purchased and acquired by Malaysian businessman, around half a year ago. That was when BEA started to move their business to Sir Donald Bradman Drive, Mile End.
Rumours from Malaysian (well sort of), is that there will be either 1-2 levels of retails lot, and the remaining are residential living apartments, total will be 6 levels or less.
Last heard about that rumour was half a year ago, things might have changed. Hope to get a proper render soon.

Al would probably have more information about this that I would. There's plans for a commercial centre, a new university campus, and apartments around that site.

I have to admit that I have known about this project since last Wednesday, but I have not posted anything about it on here because it is not very exciting. It will consist of several buildings, the highest being 4 levels. It will be mainly residential, however there will be 12 retail tenancies fronting Gouger Street. The appearance of the complex is 'tuscan'. Hopefully some restaurants will open up there, extending the Gouger Street lifestyle precinct further west.

Good point, there is a couple of restaurant down the west side, but not as popular and congested and busy as the middle section of Gouger St, how sad, I think we need more shops and buildings to develop that stretch, I would be happy to see the lovely Gouger St culture expanding all the way to West Terrace.Will wrote: Hopefully some restaurants will open up there, extending the Gouger Street lifestyle precinct further west.

Totally agree with you edgar, would be nice if gouger street became a new major precinct such as rundle street, and this project will inject some much needed life into that area and as such based on that I dont think it this project is boring at all will. Much better than all the crap we have beetween morphett and west terrace.
