If there is ever going to be an underground train station in the Victoria Square precinct, it’ll be located directly under Victoria Square. Why? Because they can then dig a cut and cover hole for the station and platforms, rather than creating a bored tunnel station which are horrendously expensive to build. Cost difference? Hundreds of millions for the station itself.

If I’m not mistaken, I believe there will be one as developer wants the supermarket there however another party / stakeholder wants it on ground level, still TBC.
A basement would be a good provision for a future underground railway station passage or even platform.
Any underground rail link would need to be dug deeper than basement-level. The City Loop runs almost exclusively beneath streets and even those stations get decently deep.
Certainly it would be deeper than basement level, but a basement for the Central Market area could at least give a bit of provision to a future pedestrian entrance to the station.

I agree it would mainly be located beneath Victoria Square for cut-and-cover purposes, but the rail tunnel would need to be bored anyway. So perhaps the station can be a bit of extra excavation.

Either way, platforms should be 300m long to increase the catchment area.

Every morning and evening, when I pass the site on the bus, I wonder whether the Grote Street frontage will still be there. It is. I'm looking forward to the uninterrupted view all the way between Grote Street and Gouger Street. Once the development goes up, that view will never again be seen in our lifetime.

From today. Certainly opens up a new perspective of the CBD proper....

Will the new development cover up the north side of the Sir Samuel Way Building as mentioned above?

The below render, from 2019 which I don't think much has changed except was it the height of the main tower?
Clearly shows the building is not covered up.

What they're probably sooking about is that when viewed from Victoria Square, behind it will be this development.

No, this development did not include the link to Victoria Square. That is to be addressed with council in future. I don't know what that post above is talking about. This development is actually creating a new laneway between Grote/Gouger revealing the west side of Sir Samuel Way.

Compared with the original proposed height, did they increase the height or decrease it?

From the approved plans that were public as part of the original consent, the built form is completely separated from the western elevation of the Sir Samuel Way building.

There is a pedestrian link ("laneway") that provides connection between Gouger and Grote Streets along the western edge of the SSW building and the Hilton.
There are many retail tenancies which haave their primary access from this laneway.

On level 2, the car park is cantilevered over this laneway. The car park is set back from SSW and Hilton.

"Victoria Square Link" is not documented as part of the original application.
The supermarket appears on Level 1 of the original application.

Cheers

I just measured it on Google Earth - this is a massive site (by Adelaide standards) The building under demolition measured about 64 metres by 129 metres. That's about 8,256 square metres or 2 acres.

Yes, it's massive. Easily the biggest commercial build since the Myer Centre.

Does it beat the former Southern Cross Arcade site?

60 King William St has smaller floors but it has 15 floors.
