Design concept approved for affordable housing project

Adelaide City Council has approved a design concept from Hindmarsh Property Pty Ltd for the proposed Sturt Street Affordable Housing Project in the city.

Development Approval is still required for the full proposal. The development plans to deliver apartments for affordable sale and rent to eligible applicants as well as commercial tenancies, creating a mixed use outcome.

Commercial floor space is proposed at ground level along Sturt Street and Wright Street. Safe and attractive pedestrian links and a piazza will be incorporated into the design.

Of the 179 apartments, 72 will provide affordable housing options, including 20 apartments to be retained by Council and rented out through the National Rental Affordability Scheme (NRAS).

“This project will increase the residential population, housing choice and social mix, and make it possible for more people to enjoy city life,” Lord Mayor Stephen Yarwood said.

“Few people appreciate Council is also a developer – we are keen to see housing in the city and we’re investing significantly in city development to get these outcomes.

“Increasing the number and blend of people living in the city centre will generate activity and vitality. The central location gives residents easy access to public transport, the Central Market and restaurants of Gouger Street, as well as many other attractions in the area,” Stephen said.

Morry Canala, Development Manager of Hindmarsh Property said, “We are very excited to be part of this innovative and contemporary housing project with Adelaide City Council”.


“The master planned precinct will dramatically transform the character of this vibrant and desirable location in the heart of Adelaide. Hindmarsh has a proud track record of developing homes that are providing much needed affordable accommodation that builds healthy, inclusive, prosperous and successful municipalities.”

Here's some renders from the document. It says that it will be re-using some of the brickwork of the original warehouse.

The Development Application for what appears to be the first stage of the Sturt Living project is up on the DAC website for public notification now. The design is fairly basic but represents a good increase in residential density in that part of the city.

Not too bad but a little bit disappointing... given they have lifts, and are relatively close to the heart of the CBD, would have hoped for something on a slightly larger scale. For me, it's hard to reconcile talking about the 30 year plan and council's intent to dramatically increase inner city population with relatively low-medium density development. I know there are still relatively large-ish tracts of old warehouse etc in the city that could be developed, but this just seems like a prime opportunity only being half fulfilled. Particularly given the focus on affordability, I would have thought council's involvement was a great chance to actually get some serious opportunities for average income earners to secure their own residency within the CBD - and that means 5 storey developments won't cut it.
