Well, was bound to happen eventually. All those buildings are boxed in pretty badly but they're basically hotels now (or remaining tenants are getting railroaded into it), and convention goers aren't going to complain about the east/west views in the half hour they spend actually awake inside.

Heard this is going to be a Quest hotel, developed and/or builder is Emmett.

Will the eastern and western sides of this have balconies let alone windows?Algernon wrote: ↑Sat May 12, 2018 8:22 pmWell, was bound to happen eventually. What about the balconies on the two Oaks hotels on either side, what will they do? OMG, think of the balconies. I'm sure it'll be a hotly discussed issue on here.
People could have balcony parties I guess between the three hotels.

This one is expected to be approved, subject to conditions, at the next SCAP meeting.
Height: 14 storeys, 52.6 metres
Features: 60 dual-key serviced apartments (120 bedrooms), together with associated reception, management offices and sales, porte cochère, and staff car parking at ground level (2 spaces) and conference facilities, gymnasium, business lounge and BBQ deck at first floor. 10 bicycle parking racks (5 each for staff and visitors).
Looks a bit bland, but it's a nice filler for North Terrace.

0 height variation.
0 variety in the grain.
0 setbacks.
0 laneway activation.
0 design.
Crap.
Also, the guys in Embassy are getting what you risk getting when you have a balcony on or near the site boundary. A great big concrete wall almost fully encasing them. Should make a great wine cellar though.

There seriously needs to be more strict rules when it comes to building in Adelaide so rubbish uninspiring designs like this don’t get built. I’d rather what is there now than have to live with this ugly box for the next 75 years. Why can’t we get more buildings like Realm which actually have some architectural value.
[SWP] Re: 98-100 North Terrace | 52m | 14 Levels | Quest Hotel
The building that is there now is quite cute. This is heinous. The only saving grace is that it’ll be barely noticed tucked away as it is.
Keep Adelaide Weird
[SWP] Re: 98-100 North Terrace | 52m | 14 Levels | Quest Hotel
I don’t mind it as a filler. It won’t even get noticed. If it was taller than adjacent buildings I would have more of an issue.
[SWP] Re: 98-100 North Terrace | 52m | 14 Levels | Quest Hotel
I had to do a double take on the first render to see the actual building!
Feel a bit sorry for those on the eastern side of the Embassy though - that would be horrid!

I can't think of anything positive about this.
I hope to see [#REJ] added to the title by the end of this month.

One of the reasons I dislike the City Central development is that all the buildings are roughly the same size and look very similar. This creates an uninspiring, monolithic form which is dreary to the eye.
The same thing will happen on this stretch of North Terrace, if this building is built. To have 4 similar looking buildings, all roughly 50m in height will create a monolithic wall. This is not good enough for such a prominent part of the city.
I would have thought, that with the multi billion dollar developments happening in the nearby vicinity, something better could be built here. This is short-sighted and cheap.
